We all know the real estate market has slowed quite a bit from this time last year. Sellers are anxious to sell, sometimes at inflated prices and buyers are eager for a deal. Real estate contracts are becoming more complex than ever and the state of Florida is forever requiring more and more disclosures.

On top of that, sellers are trying to save a few dollars in commission by selling their property themselves and buyers figure that by not using a realtor, they can receive a lower price. Like I said, the sale of real estate is very complex. As a seller you probably have lived in your residence five, six, seven years or longer. About the only real estate related items you have kept up on are your present value and your taxes. In those five to seven years, the laws have changed dramatically not only for realtors but for the general public as well.

If you're a buyer, the time period holds true - you don't buy a home every year.

At least most of us don't. Really, do you know all the pitfalls of a sales contract? What about contingencies, walk throughs (final inspections), mortgage financing and the closing itself?

If you're thinking of buying or selling a property, for heavens sake, utilize the services of someone who does it everyday. If you're a seller, will you really save money on the commission? Not really. On average, a property sells for more when sold with a realtor and does so in a shorter timeframe. As for a buyer, you need to know all the costs of financing, how to conduct a walk through and who is responsible for the condition of the property.

If you want to enjoy your purchase or a smooth closing of your sale, get professional advice. You know the old saying, "A man who represents himself in court has a fool for a client." It just makes sense.
