The often asked question with no real answer. How much is my property worth and what can I sell it for? To you, the owner, it is the best property around and worth millions. To a buyer, it is just another property and only worth $500,000. Somewhere in between lies the real answer.
You can get to the answer by various means. If you do not want to be bothered with leg work, engage the services of a realtor who knows your area. This individual has quick access to all sold properties over the last several years and can help you determine a reasonable asking price. If you have some extra time on your hands, visit open houses and see what the competition has for sale and at what price.
If the above referenced ideas do not thrill you, there is one more option. Spend $400 and hire an independent fee appraiser. The appraiser will give you an unbiased market value of your property along with the comparables used to determine the value. Utilization of a fee appraiser helps you in two ways. First, you know the market value of the property and secondly, you can show it to your potential buyer which should help them in making you an offer.
If anything, don't ask Aunt Millie or Uncle Jeb about the list price because honestly, they don't have a clue. If you want to hire an appraiser, ask your local banker or mortgage person for a reference. You'll be glad you did!
