
We all know the roaring real estate market of 2003 - 2004 - 2005 is all but a distant memory. The days of three offers in three days are gone for the foreseeable future. Inventory is way up and buyers are slowly returning to the market. So what do you do to sell your property? Several solutions are available to home sellers that can result in a sale.
The first and foremost mistake a seller makes is overpricing the "CASTLE". Buyers have access to all sales information, whether it is through public records or a realtor. When you price your property, price it smart. If you are going to utilize the services of a realtor, perhaps consider offering a higher commission to the selling agent. Incentives such as a boat at the dock or a car in the garage just won't cut it. The buyer figures he is paying for it one way or another. Besides, cash is the name of the game to all involved.
Secondly, and very important is marketing. Placing a sign in the yard will not do it. There are thousands of properties to choose from so go and hire yourself a full-time realtor. Realtors have the knowledge and know how to get your property to stand out among the many for sale. They know how to market the property and how to knock down objections from the buyer.
Let's face the truth. As a seller, you become emotionally involved which is not a good thing when you're trying to sell something for hundreds of thousands of dollars.
